The Challenges

With several new developments launching, the team needed a predictable pipeline of qualified leads without wasting budget on generic traffic. Past marketing efforts relied heavily on print advertising, property portals and word of mouth, so there was limited data on how potential buyers actually search online. The core challenge was to make sure ads surfaced for high-intent queries, such as “luxury villas for sale in Paphos”, while filtering out irrelevant clicks from people researching holidays, jobs or general information about Cyprus real estate. On top of that, each project had its own value proposition and deserved a tailored landing-page experience.

What we Delivered

We began with in-depth keyword research, mapping out the full spectrum of terms genuine buyers use when exploring property in the Paphos region. That research uncovered dozens of long-tail phrases with clear purchase intent and relatively low competition, alongside branded searches that showed strong existing interest in Constantinou Bros. Using these insights, we built a Google Search campaign from the ground up: tightly themed ad groups were created around each development, and every ad drove visitors to a dedicated landing page featuring imagery, floor plans and a streamlined enquiry form.

To protect the budget we assembled a robust negative-keyword list, excluding queries related to rentals, jobs, holidays and free property listings. This immediately cut wasted spend and improved click-through rates. As the campaign gathered data, we monitored search-term reports daily and added new negatives whenever we spotted off-topic searches, keeping quality scores high and costs per click under control.

Over the following weeks we applied iterative optimisation, adjusting bids to favour the best-converting keywords, refining ad copy to highlight unique selling points such as permanent-residency options, and A/B testing calls to action on the landing pages.

Conversion tracking was linked to phone calls and contact-form submissions so that every decision was based on real lead data rather than vanity metrics. The result was a steady rise in impressions from overseas buyers, a sharp increase in qualified enquiries and a cost-per-lead that beat the client’s original target well before the first quarter ended.
